Job Description

Startup Strategy & Operations: Assist the Chief Executive Officer in planning for and closing additional rounds of capital sufficient to develop and grow the company. Play a key role within senior management team to formulate strategy and manage operations.

Financial Operations: Develop, manage and evolve appropriate processes and controls for transactions to and from retail investors and borrowers. Properly account for transactions related to the origination and repayment of real estate loans. At scale, the operation will consist of tens of thousands of monthly transfers and hundreds of real estate transactions in 50 to 100 localities nationwide. Solutions must be tax compliant and efficient for highly scalable business operations.

Regulatory Compliance: In collaboration with the Executive Vice President of Legal & Regulatory Affairs, ensure compliance with relevant federal and state securities laws. We are currently qualifying an umbrella offering under Regulation A as one step along a more extensive regulatory roadmap. Our offering circular already exceeds 350 pages, including fully audited financials.

PRODUCT

GROUNDFLOOR takes private lending public. We offer access for non-accredited and accredited investors to participate directly in short-term commercial construction loans backed by residential property, hyper-fractionalized to $10, at yields of 5-26%.

Even for accredited investors, high minimum requirements for capital and expertise conspire with securities regulations to block the vast majority of investors from participating in the lucrative market for private lending in real estate.   • Facilitate hiring for open positions Establish and maintain standardized recruiting, interviewing, and candidate evaluation processes. GROUNDFLOOR is looking for a senior software engineer to join our engineering team. The ideal person for this role enjoys automating business processes, architecting interactions with third party services, writing tests to ensure reliability and robustness of our web applications. The position will primarily be focused on deeply learning our tech stack, while expanding the services we provide to our customers.

Our Needs

We’re looking to automate business processes, integrate deeper with third parties, and expand our website to better serve our borrowers and investors. We’re a team of 11 people, so every person has the opportunity make a big impact on the business in multiple ways. We’re hosted on heroku with some AWS messaging sprinkled in, though that mix will probably change over time. Our front end application is written in Ruby on Rails and it talks to a back end API written in Ruby/Roda.

We are currently seeking a Senior Manager of Special Servicing to join our fast-growing Lending Operations team. The role will be vital for ensuring positive resolution on troubled real estate projects on behalf of thousands of individual retail investors who invest on our wealthtech platform. To thrive in this role, you must be an expert in all aspects of loan workout management and interested in helping to build a unique Special Servicing team inside a startup environment. This position will report directly to the Director, Lending Operations and Special Servicing.

Responsibilities
  • In conjunction with our primary loan servicing team, establish processes and procedures for properties and/or borrowers on the watch list
  • Work directly with borrowers or their representatives to negotiate and review foreclosure alternatives to resolve defaulted loans, such as a loan modification, forbearance plan, or deed in lieu of foreclosure, to provide the best possible outcome to GROUNDFLOOR's retail investors
  • Manage all loans in workouts, ensuring the proper execution and fulfillment of the workout agreements
  • Manage and market all real estate owned properties (REOs) to ensure best possible return on investment with minimal principal loss to investors
  • Work with EVP of Regulatory Affairs on any and all foreclosures and other related litigation management

We are currently seeking a Senior Manager of Asset Management to join our fast-growing Customer Success team. The role will be vital for ensuring positive customer experiences for both our borrowers and investors alike. To thrive in this role, you must be an expert in all aspects of asset management and interested in helping to build a high-functioning, scalable team inside a startup environment. Responsibilities
  • Provide a seamless customer experience from loan closing to borrower servicing
  • Manage all primary servicing for the full life cycle of our borrowers, from the review of the initial project plan to ongoing review of project progress and corresponding draw requests through final loan payoff and investor repayment

We are currently seeking a strong inside sales representative to join our team. This person will play a critical role in supporting our sales and marketing efforts to drive new business to GROUNDFLOOR. To thrive in this role, you must be comfortable making dozens of calls per day to qualify prospects and effectively engage leads in a personable and efficient way.

What You'll Do
  • Take incoming calls, generate interest in GROUNDFLOOR, and qualification of leads
  • Contact a high volume of potential customers daily to understand their goals, present GROUNDFLOOR’s value proposition and determine product fit

  • Review all preliminary documents provided from attorneys/title companies to include, but not limited to: Title binder, Hazard/Flood insurance binder, Deed, HUD1 Settlement Statement, Power of Attorney and/or Trust documentation
  • Perform a pre-closing quality review of loan files for compliance and proactively contact Title Companies, Attorneys, Loan Officers, Processors and Insurance Companies to obtain missing or incomplete documentation necessary to facilitate timely closings
  • Work cross-functionally with Sales and Customer Success teams to ensure that all parties are notified of any closing changes, issues or delays that may impact borrowers’ expectations
  • Manage all disbursement procedures for issuing funds to attorneys/title companies, any necessary refund checks, and monies withheld.
  • Report system issues/outages as they arise and recommend procedural changes as necessary
Requirements
  • 2+ years experience closing hard money or commercial loans
  • Knowledge of real estate lending criteria and compliance
  • Proactive thinker with detail-oriented and creative problem-solving approach
  • Excellent communication and presentation skills and the ability to work at all levels of the organization
  • Exceptional time management, prioritization, and multitasking skills; ability to quickly adapt and react to changing circumstances and demands with high attention to detail
  • Highly motivated individual who thrives in a fast-paced team environment and is readily adaptable to changing market and organizational requirements
  • Start-Up experience is preferred
  • Associate degree or equivalent
